Is home staging worth it? When it makes sense and when it doesn't
Home staging is usually worth considering when a house or apartment is empty, dated in its furnishing or hard to picture living in, and the cost is small next to the sale price. It is often not worth it when buyers are buying the land, the home needs repairs first, or the sale is already agreed.

How to think about the cost
Styling is a marketing cost, like photography or a sign board. It pays for itself only if buyers respond better to the home. We can’t tell you by how much, and nobody can honestly promise it. What we can say is what styling changes: empty rooms are hard to judge from photos, buyers misread the size of a space with no furniture in it, and a dated or cluttered home makes people focus on what is wrong with it. Furniture sets scale, shows how a room can be used and gives photos something to look at.
When styling makes sense
- The home is vacant. Empty rooms are the clearest case. Buyers have to imagine everything.
- The furniture is dated, worn or doesn’t suit the buyers. Replacing it for the campaign can be easier than asking a buyer to look past it.
- Rooms have an unclear purpose. A second living area, study nook or sunroom is easier to sell once it is set up as something.
- Online listings matter. Most buyers see the home in photos first. If the photos are what gets people through the door, the photos are worth getting right.
- Many comparable homes are for sale. If yours looks like everything else on the market, presentation is one of the few things you control.
- The property is higher priced. Styling is a small share of a larger sale price, so the cost is easier to weigh against a longer campaign.
When it may not be worth it
- Buyers are buying the land. If the likely buyer will knock the house down or rebuild, interior presentation matters little.
- The home needs repairs first. Furniture doesn’t hide water damage, broken fittings or tired paint. Fix the obvious problems first, then style.
- The sale is already agreed or off-market. If a buyer is already committed, styling has nothing left to do.
- The home is tenanted and can’t be cleared. We need access to the rooms and space to place furniture. If the tenants’ belongings stay, partial styling may work in some rooms, or none at all.
- The budget is very tight. Spending money you don’t have on styling can be worse than a good clean-up and strong photography. See the partial option below.
- It is already beautifully furnished. If the owner’s furniture is well chosen and the home is tidy, styling adds little. Decluttering may be all it needs.
If the budget is tight: partial styling
You don’t have to style every room. Spend on the spaces buyers see first and photograph most: the main living area, the main bedroom and the entry. We price rooms individually, so you can see in the instant estimate what each space adds. Pay Later through Elepay can also defer the cost for up to 180 days.
Questions to ask yourself
- Will buyers mostly judge this home from photos?
- Is the home empty, or are the contents getting in the way?
- Does the home need work that styling can’t cover?
- Who is the likely buyer: someone who will live in it as it is, or someone who will rebuild?
- Could the same money do more elsewhere, for example painting or cleaning?

Frequently asked questions
Is home staging worth the money?
It usually makes sense for vacant or sparsely furnished homes that will be marketed with photos, where the cost is small next to the price of the property. It is less useful when the buyer is buying the land, the home needs repairs first, or the sale is already agreed. At Sparkle Space, full styling starts from $2,113 + GST.
Should I stage a home that is still lived in?
Often the answer is partial styling. We keep the furniture that suits the look and add what is needed to finish each room. If the contents can't be cleared or are in poor condition, styling will not help much.
What if I can't afford full staging?
Style only the rooms that carry the listing: usually the living area, the main bedroom and the entry. You can price rooms individually with our estimate, and Pay Later lets you defer the cost for up to 180 days.
Do you promise a higher sale price?
No. We can't promise a result and we don't publish sale-price claims. Styling's job is to make the home easier to photograph, inspect and understand. What the market does after that depends on the property, the price guide and the campaign.
